Well, the next post is going to be 'We've reached an agreed-upon price', followed some weeks later by 'The inspector found (fill in the blank) wrong with the house' followed by 'We've renegotiated the price to...' THEN... maybe 3 weeks from now... 'Guess what I just got.'

Can you tell I've done this before? :rofl:

Still, it's going to be great knowing we're on our way out.

Have you listed your place yet?  Hopefully the dog won't be around when you have showings, or that could be a potential turnoff for a buyer.

We'll list it after we've vacated and cleaned it thoroughly.

And yeah, I know the neighbor's dog being out could be a potential turn-off to people coming to view it.

In GOOD news, I was called by the director of Animal Control for our county, and they'll be petitioning to have the dog declared 'Dangerous'.

Geez, 87k...that's great, Lynn. The wife and I have been in our current home for a little over six years. We moved in late February 2008. Our quarter acre, 1290ish square foot home cost somewhere in the neighborhood of $360k. That's Soutern California for you, I guess.  Haven't had it appraised recently, but it certainly hasn't gone down any, judging by what other homes in the neighborhood are selling for.

Our next home will be in the same general vicinity; Newbury Park or Camarillo. I hate home buying, but my family is expanding. We have a 3 year old boy, and a little girl due in early October. We're out of room lol.

$350k around here could get us a nicely renovated 2500 sqft farmhouse on 4 acres. Or a really nice detached home in or near pretty much any downtown area we wanted. In fact, we've looked a little, and most any house over $350k are horrid McMansions, where the people that had them built had more money than taste.

A couple of our friends moved here from L.A., and had the most hilarious culture shock for about a year after, staring at seemingly pointless fields of grass (It just grows... everywhere), how water just falls right out of the sky, and how they apparently just basically give property away. LOL

The place we're working on getting is small, but it's in a nice middle-class neighborhood. We have pretty modest needs. We're also just outside the outer belt of the St. Louis Metro Area. And... East St. Louis is the next neighboring town over. For some reason, it seems like a lot of folks don't know about our town.

And... thanks to all you well-wishers. It's pretty exciting.

We just got back from the home inspection.

One cracked window in the sun room that is no concern. One outlet box not properly mounted to the wall, which is no big deal. Previous termite damage which has been treated and doesn't seem to be active. No problem. But we couldn't get the main water valve open to test any of the plumbing systems, and the person rehabbing the place replaced the Galvanized water pipes with PVC... but not all the way to the fixtures. So... Not cool.

Otherwise, everything seems solid. We'll be doing a response to inspection this afternoon.

   Congratulations. Mrs. TJ and I bought a house a couple years ago and the most nerve-wracking part was going through the house inspection. Turns out our house still had knob and tube wiring in some important parts of the house  :facepalm: .
I knew my wife was a keeper when she transitioned from calling it a knife thingy to a multi-tool.

This place looks like it's been completely rewired.

Knob and tube wiring ...  :rofl: ...  :cry: ...  :facepalm:

I forgot to mention it, the main support beams in this place are 6x8s. The floor joists are 2x8s. And it's not a very big house, so it feels rock solid. I think it was made back when they meant for houses to last forever. :D

Sounds good, houses around here cost at least 5x as much and built with sawdust, and lot size is counted in egg cartons instead of acres.

Every time I read the thread title I just get this image of you with your fancy new pistol sneaking around, while houses running away hiding behind trees and each other, elmer fudd style.

Awesome Lynn, good luck!  A while back I lived in an old Victorian that had the remnants of knob and tube wiring in the basement.  The owner left it up because he thought it looked cool.  :)  Some of the old equipment had Edison stamped on it.....

Word back from our agent says that the sellers have fixed everything on our Response to Inspection. We now just need to schedule an inspector to come in and make sure it actually WAS done, and done right, and then wait for the loan paperwork to go through.

I don't know whether it is too late and you probably might have done it, but would it be beneficial to check on the neighbors over weekdays/weekend to see how everyone get along?  It will be kinda annoying if neighbors are blasting music every weekend or letting their animals roaming around biting people.

+1. Also a little drive-by at night to see if the neighbourhood is quiet and there are no shady characters around (apart from you driving around and checking out the 'hood).

We've driven through the neighborhood at all times of day, and on weekends.

The houses in the area are small, and look mostly like they belong to retired folks. The neighbor on one side has a small dog that barks occasionally, but that won't seem like anything compared to my current neighbor's three dogs.

The neighbor on the other side has a cat. I think it's an indoor cat. I have yet to witness it barking. :D

I haven't seen any other animals around.

We just got back from the second walk-through and lunch afterward.

We got there at 10am, and the front yard was wrecked. They apparently had to dig up the water main and replace it. Now the lovely landscaping around a tree is mangled, and the roots of the tree were cut, so I hope the tree survives. They filled the trench in but didn't compact the dirt, so it's just mounded in the yard.

All the fixtures work in the house, no leaks, and reasonable water pressure. Nice new shutoff valve :D

Someone also set up a dehumidifier in the basement, and it dried up nicely. There had been a little moisture before.

Looks like we're very close to closing, just waiting on loan bureaucracy.
